We provide a comprehensive service for developers, from initial project appraisal to site support and everything in between. Whether you are an experienced property developer or this is your first project, we can guide you through the design and planning process to help achieve the maximum return on your investment.
Flexibility is at the heart of our approach to development projects and we understand the importance of cost transparency. We are therefore open to discussing any method of appointment and fee structure, from fixed cost, to percentage rates and joint ventures.
We offer a series of fixed cost services for initial site appraisal and pre-application submission at the following rates:
One to two units: £ 300
Two to five units: £ 500
Above five units: £ POA
Service includes:
Initial site appraisal and desk study - with local planning policy review.
Outline sketch site plan - with proposed building footprint and site access.
Submission of proposal to local authority for pre-application advice - with brief planning statement
Note:
The local authority pre-application fee will be added to the total cost.
Additional time (including extra drawings and site meetings) charged at £60 per hour, if required.
A deposit of 50% plus the local authority pre-application fee will be payable upfront, with the remaining due on submission of the application.
No VAT will be charged by Pip Phillips Architecture & Design.
